It is the personal home walk-through videos I do. They reach a wide audience and give a personal feel for the home before the buyer even steps inside.
That’s perfect. Those personal walk-through videos are your superpower—especially in a rural market where buyers are often coming from Sacramento or the Bay Area and want to “feel” the property and the lifestyle before they make the drive.

It is primarily the ability to show the lifestyle the home provides, whether it be the yard size, proximity to the golf course, or the distance to Howard Park and Ione Elementary and Ione Junior High Schools

When you’re talking specifically to young families who are worried about the commute, what’s the #1 real-world example or “proof point” you give them that shows Ione actually works great for families with kids (something you’ve seen happen with past clients or that you personally know from living there)?
Clients love the fact that the Wildflower neighborhood is next to Howard Park. When living in Ione, there is virtually zero commute to your kids’ sporting events. Baseball, soccer, football, and rodeo events are all part of the neighborhood.

6️⃣ You’ve got retirees coming in strong from the Bay Area, and you’d love more young families. If you could snap your fingers and get ONE new type of buyer to suddenly discover Ione tomorrow, who would that ideal “dream” buyer be? (For example: remote-tech workers from Sacramento, hybrid workers who only go into the office 1–2 days a week, multi-generational families wanting grandma nearby, nurses/doctors who work at the new Adventist Health hospital in Lodi, etc.) Who do you think is sleeping on Ione right now, but would fall in love if they just knew?
Ione is ideal for remote tech workers. The internet is excellent, and the views are amazing, no matter what direction you drive or what city you are headed to.
Question #7:
7️⃣ You said the internet is excellent, which is huge for remote tech workers. What specific internet providers are actually available in the better Ione neighborhoods right now (the ones you’d feel 100% confident telling a Bay Area or Sacramento software engineer they can reliably take Zoom calls and push code from home without glitches)?

I would say buy the best home you can afford now. The rates will get better, and when you refinance, you are going to enjoy the good life we have available for the residents of Amador County.

10️⃣ Tammy, if you were going to create ONE signature piece of marketing in 2026 that would become your “calling card” across Facebook, Instagram, YouTube Shorts, and even printed leave-behinds (something people would save, share, and remember Team Goolsby by), what would that piece be? ” Love your lifestyle” would be my go-to.
“Love Your Lifestyle” is perfect. It’s warm, it’s you, and it instantly says “this isn’t just about square footage. It’s about the life you’ll live here.”
